Buying Farmhouse Land near Jaipur: What to Check
- Posted by admin on
- Buying Land, Location
A farmhouse outside Jaipur can be a weekend retreat, a venue for family events and a long-term investment at the same time. But a farmhouse is a non-agricultural use of land, so the plot has to be bought and approved the right way.
Choose the Location
- Travel time from your home in Jaipur; most buyers want to be there within an hour
- An all-weather approach road
- Water: the yield of the borewell and the groundwater level in the area
- A power connection nearby
- The neighbourhood: other farmhouses, resorts or villages around the plot
Check the Zoning
In the Jaipur region, the master plan decides where farmhouses are allowed. Farmhouse plots must also meet the minimum area and coverage rules in the building regulations in force, so confirm these with the development authority before you buy.
Get the Land Converted
Agricultural land must be converted before you build a farmhouse on it. Read how land conversion works under Section 90-A.
Check the Papers
Run the same checks as for any land deal: the jamabandi, the mutation status, the girdawari and the map. Our due diligence checklist explains each one.
Think About Use and Returns
Many owners rent out their farmhouse for small functions and weddings, which helps cover upkeep. Check the local rules before any commercial use, as it may need its own approval.
